Plans for 80 affordable homes on the edge of a town have been refused by councillors who said the site was outside the settlement boundary and in an unsustainable location.

Developer Vestry Homes wanted to build 80 affordable homes off Stafford Road, Uttoxeter, prompting concerns raised by community leaders.

The outline application looked to secure the principle of development, and planned for access to the site from the B5013. Half of the proposed properties would be available for social rent with the rest being split between shared ownership and affordable rent.

Councillors made their ruling amid concerns raised by 20 residents of the area.

The site is next to Olive Park, a development on Stafford Road approved in 2019 and nearing completion.

Known as Blounts Green, the site falls outside the town's development boundary and lies in open countryside.

Councillors at East Staffordshire Borough Council followed officers' recommendation to refuse the application.

They raised concerns about the location of the development and said the proposal was premature.
