Developers have submitted a planning application to build 85 new homes next to a cinema complex in Guernsey - 69 of which would be affordable, they said.

Infinity Construction, in partnership with Guernsey Housing Association (GHA), propose the construction of 34 houses and 51 flats next to Guernsey's Mallard Cinema in the Forest.

It follows the submission of an outline planning application in December 2025. No affordable housing was built in Guernsey in 2025.

A number of people spoke both in favour and against the development at a planning meeting last year, with some concerns raised over the environmental impact and its affect on the neighbouring Le Rondin School.

No affordable homes were built on the island last year, despite the States strategic housing indicator setting a target of 1,488 units by 2028.

Vic Slade, chief executive of GHA, said submitting the application was the "first step towards providing much-needed new homes for the island".

She said by working with Infinity Construction they could provide a "mix" of affordable and private homes and "tackle housing needs across different tenures".

"This is an important step as it's the first of the various approvals we need to take the project forward," she added.

Paul Nobes, managing director of Infinity Group, said a "huge amount of collaboration" had brought them to this stage and thanked all those involved, adding: "We're excited to continue working with GHA to deliver high-quality new homes for the island."
